We just do lettings

All day, every day.  Specialising purely in lettings and being one of the busiest agents in Bristol we understand exactly what is going on in the rental market place.Whether it is maximising your rent on a property, ensuring the property is furnished suitably or minimising the void period this is what we do – no sales, no commercial property JUST residential letting.  We also appreciate there is more to successfully renting property than just finding tenants; –  quality of references, appropriate clauses in the tenancy agreement, attention to detail in the paperwork and prompt payments are small things but they all add up to a successful tenancy.

We are here to provide honest advice specific to you. We love taking new properties on and whichever office you use you will find an expert on hand to provide you with an honest appraisal of your property and a strategy to get it rented. We rent Property

With a highly motivated team of negotiators we put great energy into arranging and conducting viewings so that you property is rented fast.  Should the property not be receiving the interest we would expect then we use ‘Feedback Fridays’ to discuss a change in strategy with you.

In house Property Manager – dedicated to your property

Your property is best managed by one person – your Property Manager –   based in the relevant office.  They make regular visits to your property and know your tenant.  We think it is crazy that many agents try to manage properties with unfamiliar people from a central office – try our property management service, you won’t be disappointed.

Competitive pricing

We try to make life easy in everything we do and so our pricing structure is competitive and deliberately straightforward.  We know there are letting agents appearing to offer a variety of ‘incentives’ and ‘start up rates’  but we are certain our prices are competitive and confident our service is second to none

Managed Property Fees

  • Our fees are up to 12% of the agreed monthly rental inclusive of VAT
  • We charge an initial set up fee for preparation of Contracts and Documentation of £150 inclusive of VAT for new tenancies. We do not charge for on-going tenancies.
  • Inventory updates are undertaken by a 3rd party and are charged at cost and are dependent on the size of the property.
  • Medics on the Move does not add any margin to work undertaken by our maintenance team on behalf of managed landlords. All charges are passed on at cost.

Tenant Find Only Fees

  • 60% of 1st months’ rental inclusive of VAT.This does not include an inventory – please see  above. All VAT charges are shown at the current rate as at 8.12.15
